Why buyers, sellers and investors check here first

Evidence you can see

We don't ask you to trust a black box. Every estimate lists the comparable sales behind it, how they were adjusted, and a confidence level that means something.

Free, with no paywall

Exact estimate, range, rent, yield, history and trends — all free. Incumbents charge up to $479 a year for the same numbers. We think data transparency wins.

Investor-grade insight

Growth, cashflow and stability scores for every suburb, plus yields, days-on-market and 12 years of price trends — the analysis serious investors pay for, built in.

Recently checked properties

Every profile includes a free estimate, sales history and the comparable evidence behind it.

Frequently asked questions

How accurate is a PropertyCheck estimate?

Every estimate is built from recent comparable sales in the same suburb, adjusted for attribute differences and indexed to today's market. We always show the range, a confidence level and the exact comparable sales used — so you can judge the evidence yourself.

Is it really free?

Yes — everything on the site is free right now: estimates, ranges, sales history, comparable evidence, street sales, suburb safety data, the lot. If sellers ask us to connect them with a local agent, that introduction is how we plan to fund the site.

Is an online estimate the same as a valuation?

No. An automated estimate is a statistical model output. It's a great starting point for research, but for lending or legal purposes you need a licensed valuer, and before selling you should get a local agent's appraisal.

What data does PropertyCheck use?

Real government open data: Geoscape G-NAF addresses (all of Australia), NSW Valuer General sales records (2001 to today), ABS Census demographics, current rents from NSW Fair Trading, the Queensland RTA and Homes Victoria, school catchments from three state education departments, and NSW BOCSAR crime statistics. Some market-trend content on suburb profile pages is sample data and labelled as such.
